    Well, funny you should mention that.... <cough> :wink: Click on the link in my sig, it may be of some use to you.

     

    To be honest, there aren't a lot of fully furnished properties around that are close to the CBD. Most of them are either a fair way north (Burns Beach, etc) or a good way south (Mandurah, Rockingham etc). If you were looking for something further out, you'd have a lot of choice, but there isn't a lot available that's handily located to the city. (Apart from ours of course!)

  2. I remember I did year 4 in Sydney and we studied Australian history. I did year 4 again in the uk, and we studied Australian history. I did year five in Perth, and we studied Australian history. I wouldn't mind normally, but Australian history basically consists of, "a load of blokes get some mules and camels, drive them off into the middle of the desert, and then die of thirst and hunger ..."

    (And for the record, the same thing happened to me in years 4 and 5 too!)

We have migrants to Australia stay at our properties often - just had a couple leave (from NZ!) and currently have a family from South Africa waiting on their container! For some reason the containers always seem to get delayed?! No idea why though.

     

    One thing we have found with our tenants is that they have had difficulty in getting long term rentals, as you said. I don't think this is because they're not desirable tenants - I suspect it's more because there is a housing shortage in Perth which means there is more housing demand than supply. It has surprised some of our tenants how long it's taken for them to get a place to settle down in. As a result we've had a few people stay a bit longer than planned, but that isn't usually a problem as we're reasonably flexible :) I make sure to factor in some additional time between leases, just in case people don't get the first few rentals that they apply for.

  4. Re: your 11 year old, for Catholic high schools, try Mercedes College - one of the oldest schools in Australia, let alone WA - I'm a proud ex student as you may have guessed! It is a lovely school, girls only, that really encourages its students to be the best they can be. It's located in the Perth CBD but kids get used to the commute - I used to catch the bus or train for an hour each way (lived near Armadale, south of the river).

Both Vic Park and East Vic Park are great locations - close to the city, the Swan River foreshore, etc. Historically they've been considered to be areas that have had a rough element, but this is rapidly changing. If we invested south of the river, we'd be buying in these areas, as they really are very well located and will only increase in value over time. As you said, some of the new houses are lovely, and when you look at comparably located areas (South Perth etc) you just can't beat the value.

     

    I'm not so familiar with Burswood as an area but suspect my comments above probably also apply - I think that VP/EVP are probably a bit further along the 'gentrification' spectrum however :smile:

  6. The best thing you can do is contact one of the builders and ask for the list of exclusions and the price schedule for these, for a house you like. It's amazing the things that may not be included in the price of a home that's 'ready to go' - floorings, driveway all the way to the road, letterbox - but this will all be covered in the list of exclusions.

  7. A lot of our tenants have recently moved to Perth and need somewhere to stay for 6-8 weeks while waiting for their containers so they stay with us. Two of our current tenants have actually just asked if they can stay an extra three weeks, as their shipments were delayed... I have no idea what causes this but this has happened on two separate occasions already this year! Maybe it's weather issues?

     

    The other option is to rent unfurnished and just buy really minimal stuff - like an outdoor table setting (that you use indoors), blow up mattresses, etc. However even renting an unfurnished rental can take a few weeks before you're successful, as there seems to be a shortage of rental properties generally at the moment.

  8. In terms of renting references, a lot of places that do short term lets will provide references if you stay with them. We have done this for tenants who stayed with us for 2 or 3 months while waiting for their container to arrive. We had a couple stay with us recently who were amazed at how many people turned up to each rental home open, and it took them longer to get a property than they had anticipated. They were successful in the end however :D

    Just a few things to consider - while building insurance will be included in your rent, you will need to get your own contents insurance. (That is, unless you rent a fully furnished place, which is usually covered by the owners' landlord's insurance).

     

    Also, cost of utilities such as electricity and internet are usually additional to your weekly rent, particularly for unfurnished or partially furnished properties. Same goes for foxtel ('cable' tv ie. pay tv).

  10. I hate to be a downer, but..... there's not a lot of work in Australia, let alone WA, for electrical engineers. There's just not enough R&D going on here. That said, looking at your age you must have a decent amount of relevant work experience in the area, so if anyone is likely to get an EE job it's probably you :) (and I wasn't having a shot at your age I promise.)

    I did a bit of looking around and came up with one option:

    Tea Tree Manor - Perth South - Perth, WA

    Expensive (and no pool), but if you stay for longer than a month you can get a discounted rate.....

     

    Is there any reason why you are targeting Canning Vale? It's not close to Welshpool, by any means, so it can't be that. It's nowhere near the beach. Typically it's been seen as an industrial/commercial area by the locals.

    Hope you don't mind me being nosy, just curious that's all :) Best of luck finding something suitable.

  12. Hi all! I just thought I'd put this up, in case anybody is looking for self-contained accommodation :)

     

    We have available a 2x1 apartment 'Moderna' in the suburb of Glendalough, WA, to rent from 1 September 2010. Comes with absolutely everything - all furniture, linen, crockery, cutlery, you name it! Walking distance to the local shopping centre, parks, bus stops and train station. Only 5 minutes on the train and you're in the Perth central business district (the city). 15 minutes on the bus and you're at the beach!
