gypsy10 Posted June 19, 2013 Report Share Posted June 19, 2013 Hi there, Now that we have finally decided on which month to move, we are panicing as to what to do for accomodation when we first arrive Is it the norm to do a holiday let for a few weeks before securing a long-term let? But what if the holiday let ends and we still haven't secured something longterm and our furniture arrives and we're homeless!!!!!?? UURRRGGGHHHHH It's all so worrying!! If it was just me and hubby we'd stay in a tent but we have 2 children so the tent option might not work. I just wanted to get some ideas from people that have already made the move and find out what options there are for people. roxy Posted June 19, 2013 Report Share Posted June 19, 2013 Getting a rental in Perth is a pain in the butt!!! Are you moving from elewhere in Oz or the UK? Come prepared with references, police checks, 4 weeks bond and be prepared to offer more bond, rent up front or outbid people for your property! We had family to stay with but I've heard most people will have a holiday let until they find somewhere... holiday lets are even more expensive depending on the time of year. Going to viewings and there would be 20 people offering to up bid each other. Looked at mandurah. Rentals are still normally done on your own and less demanding conditions. Was skeptical of living so far from the city, but, now wouldn't live anywhere else. I am opposite a great beach, nice area, great house with pool and pay less than I would for a 1 bedroom apartment in Perth. But. It is a quiet life. That suits me, because of my work, but might not suit everyone. There are rental going around where I live I believe. Have a look at dawesville on the cut golf course. Mushahid Posted June 19, 2013 Report Share Posted June 19, 2013 (edited) Hi, We moved to Perth on April 1 , 2013 and I booked in advance for a month at this lovely resort home in the famous Swan Valley , the wine capital of Australia . The owners Beth and Gordon are lovely hosts . Beautiful backyard with swimming pool ,Lots of golf greens nearby . Hey, we saw our first Kangaroos in the backyard munching on leaves and some stuff in this area . Lots of Magpies making the horrible human scream like sounds..., you will get used to it when living in Perth . When I first landed, it was very hot, around 40 Deg C in April. It has started cooling off since May and very pleasant now at around 10-15 Deg C. Anyways, ...I have copied and pasted some of the details from my emails convo . Candygirl Posted June 19, 2013 Report Share Posted June 19, 2013 We too are going over in October. I have found a short term serviced apartment for 30 nights. Our dogs will be in quarantine during this time as they will leave a couple of days before us. It will have to be enough time. There will be just the two of us so we have said we will run around the first couple of days getting the paperwork out of the way and then will have to buckle down to find somewhere and will devote 100% of our time to that. I have contacted an agent over there in an area that I like who says you can secure a rental from overseas as long as someone actually visits it in Oz. My friend's brother lives in Perth and has said if needs be, he would do this for us so an option. If you have family and friends over there and know which burb you like already, this could be an option for you. I appreciate that as there are just the two of us we can run round like "headless" chickens as we don't have to worry about keeping kids entertained. We both feel that once we have a rental secured, things will be easier as we will have a permanent address for paperwork and can relax a little. Well, that's the plan, but you know what happens with best laid plans:skeptical: I have read of many stories of people having a complete nightmare with the rentals over there, but have also read of people who have secured a rental after a week. I have heard that from a couple of agents. We saw a house that wasnt that great but had a pool, and the agent said it was the third home open she has done with no applications. She said three months ago it would have been snapped up in 2 mins. we have been in a rental for 7 weeks, another 5 to go, and we think we know where we want to live, but depending where my oh ends up working we are open to moving south if we have to. Its pretty stressful at the moment, and i am so glad we didnt do the 4 weeks in the holiday let we originally planned. We have a 3 year old and if it wasnt for him we would get a house share if we had to! Besides, getting all your id sorted takes about 4 weeks, ie medicare, wa driving license, bank statements, payslips etc. so unless you are coming with a lot of money behind you 4 weeks may be tight to do it all. Thanks for the info re the 4 week rental. I am not sure what the alternative is tbh though. The short terms are so expensive. Me and my partner viewed an apartment on the saturday, put in the application on the Monday, signed the lease & paid the bond + 2 weeks rent on the Wednesday and moved in on the Saturday!! But..we were already living here (with family) and had no furniture to sort out (rented a fully furnished apartment). When we applied we made sure we had as much ID as possible, as well as proof of employment, visa information and references from a previous landlord - basically all documentation helps! Only lost out on the first property because the other family applied the day before us! Otherwise we were identical applicants. We had applied for another house through another agent, Rentwest, who said unless you have a job lined up and proof of it, they wont let you anything unless you pay 6 months upfront to cover the entire lease period. on the radio today they said the vacancy rate has gone up from 2 to 3 percent, and 'experts' are shocked at how quickly the rental market has turned to favour applicants rather than landlords. This is a good time to be coming to perth if you have a job lined up. Not sure how long it will be like this and whether it will go back to being mental anytime soon. Time will tell. They have houses in all different areas nor, not sure about south. Appointment only and they tell you whats coming up as well so its not just about what they have at the time. The house we got hadnt even been marketed online and we were only the second people to see it. So much more friendly, helpful and easier than using most of the other agents we have encountered.
