Hi its Andys wife again

sorry to put such a negative post on here but suppose it will give people an honest view of things . Ive just come off the phone to him and he sounded thoroughly depressed. He has spent the day in Mandurah looking for a rental again he said people are walking the streets with rental agreements the demand is so high. He got talking to a guy who had applied for 18 and not got any and was considering flying home. Im really worried that Andy will feel the same very soon. If anyone knows of a house available anywhere in Mandurah please let me know. It has to be a 6210 postcode area because of our visa restrictions. Thank you in advance for any replies and hopefully I will be able to post something positive soon .

Hi Andys wife, I saw Andy's post on here regarding finding a rental and he did sound a bit pee'd off.

 

I would say the same as nikkiwd - are there no other regional postcodes you could find a rental in? Get settled and then look for something closer to where you want to be, which by the sounds of it is Mandurah.

 

I hope Andy finds something really soon in readiness for the rest of you getting over there.

Sorry to hear you guys are struggling. Must be really hard, keep going though. We are moving out there next year and have looked at, Stayz and Holiday lettings.co.uk. I know Holiday Lettings have short term rentals for holidays, but some off them, offer longer rentals for folks emigrating. Might be worth checking it out.

Hi its Lindsay (the wife) we looked at the 489 visa before we got our 190 and we did discuss the 6210 postal areas(mandurah). We saw a lot more properties to rent online in Madora Bay,Halls Head,meadow Springs,Dawesville....stick with it something will turn up. Fingers crossed for you.

Hi Andy's wife, how many of you are coming over and would an apartment be a possibility if only for the short term? I live in Mandurah and found that apartments are much easier to come by as the houses are mostly sought after by families. It may not be ideal to start with but there are some pretty decent sized apartments about and you could take a 6 month lease, use as a breather to look for something else. Good luck, I know exactly how Andy will be feeling.

I really feel for Andy and fear we'll have a similar challenge when we make the move.

 

Has he tried all the smaller local estate agents? We went to a few in Mandurah yesterday and some seem to specialise in rentals whilst others don't. There were lots in some of the windows but I suppose that doesn't mean they really have that many in their books.

 

What's Andy got in his rental pack? I've heard that in this market your pack needs to really sell your family to the agent/ owner and to even include family photos etc.

 

Just another thought, but is he going along on his own? A single chap might be looked on unfavourably compared to a family even though his family will be joining him. Can he take your daughter along and can they both make sure the agent knows you will be a family renting the property? Even if it's "Mum will love this house Dad" etc etc.

 

Finally, he needs to 'befriend' the agent as soon as he meets them. Have a laugh and a joke with them and make sure they remember him (if anything it'll unnerve the other people looking round). My OH is good at this and they never forget him!

 

Not sure if I've helped much but he mustn't give up hope. He's done so brilliantly having come out here so quickly and securing himself a job. Tell him to stay positive!

Hi, I really feel for you. The rentals for us has been a complete nightmare too. Different scenario, we just could not find anything suitable that accept pets. I would look outside of Mandurah. Have you thought of Bunbury. Bunbury is a lot bigger than Mandurah. I lady I was chatting to at the quarantine has rented a place in Halls Head. It was her only application and she got it. We have seen a lot of single men going to home opens. I am sure their wives are working and they are perhaps shift workers or FIFO so I personally don't think that is a problem. If we have remotely liked somewhere, we have chatted to the agent and other people have tended to fall away and leave.

 

Mandurah is very popular as it is only an hour from Perth, but you will not be able to work in Perth on a 489 so perhaps look further SW. There was a carpenter on here who went to M River and did incredibly well. A small town might be the answer. Easier to get know more people. Finding a rental without employment is going to be tougher. Not every landlord wants this. We solved this by showing our bank statement with the funds that we had transferred to cover the first six months rent and expenses to prove that we could pay the rent if we had difficulty in finding employment. I am chatting to anyone and everyone and learn new things each day. I would urge Andy to grab a coffee, chat to the staff in the coffee shop, ask if they know of any rentals or jobs. My OH has two companies to call just by saying to someone what he did and they said I know these firms are looking for people. The apartment idea is not great, but it is a start. I know once you have a rental history here, it is much easier.

This is really good advice. If he can 'borrow' a wife and kids from friends for the viewings this might work in his favour.

Attitude is soooo important. He might be feeling desperately low but he needs to give himself a little pep talk and go in with a beaming smile, a bright handshake and a joke to break the ice with the agent. I also tried to get to viewings a good ten minutes before the property opened to try to chat up the agent. Find out the agents name and use it. Introduce yourself and open with a positive comment. From experience agents don't like to do a great deal of work and starting with "what's the area like?" is a bit like opening an interview with "How much holiday do I get?"

 

It can be hard if you're not naturally gregarious and chatty. Grunting "Alright?" at the agent in a pommie accent is unlikely to create a good impression and even though they are mostly bottom feeding pond life and it pains me to say it, you have to play the game and pretend to like them at least.

I'm sure he's already doing it but we found you have to keep on at them, no sooner had we viewed my oh was emailing, ringing etc., basically on the agents back lol! we even offered 6 months rent up front - though legally I believe they can't accept this and we didn't have to just a month in advance. Agents very rarely got back to us and are very slow to do so generally, keep on at them, you will get one :)

 

Also when we took in application we also included copies of passport bio page, birth/marriage certificates, police check we had done in uk, job offer, visa grant.

That is not true for every case. We got a rental within a week. All we showed was a bank statement and got a reference from our old Agent in Melbourne and that was in Padbury so a good area. Sometimes depends on your budget as well, if your looking at around $450, try properties at $500 maybe have a bit more luck.

I agree with Weedolly. We have just secured our first rental in Perth and we didn't have a rental pack. We did show the agent our job contracts (we hadn't been paid yet), our bank statements in Australia and bank statements for the money we still had in the UK. I must say I was impressed by the agents (shock horror!) - my wife viewed the property, put the application in the next day and the day after that we were told we were approved! All-in-all it was a very smooth, quick and efficient experience for us :biglaugh:

 

Hopefully, the actual move will be a similar experience!

I am a big fan of the rental pack. Some have already suggested it and others said it wasn't necessary for them, but if you are having trouble then do it.

 

We were worried about finding a rental because we had pets. I think that I pre-empted any problems by following advice I read about getting a rental pack together. The real point of difference between yourselves and any other applicant is the covering note. Your covering note needs to sell you as a couple, there are two things that landlords care about: that you pay the rent and that you take care of the structure of the property. So sell yourselves and provide comfort on those points. I marketed us shamelessly in our covering letter, you would have handed over your first born, never mind rented a house to me.

So in your rental pack, pull together your necessary evidence (IDs etc) and write a powerful (but succinct) and articulate cover letter. We were already working, as your husband is not, I would recommend that you offer rent up front. Do six months if you can manage it.
