Pipmcrae
Hi does anyone know if I can just buy a house to move into when I migrate from England or do I have to rent first Regards
Nikkis2000
Depends on your finance. If you need a mortgage most lenders will want at least 3 months Australian proof of salary. If you're lucky enough to be able to buy outright then I can't see any reason why not.
verystormy
As per Nikki The only thing i would add is that one of the reasons people rent initially is to ensure they like the area - coming from the other side of the world makes knowing if an area is suitable or not a hard one to answer. That and most dont have a job initially and when they find work will want to live reasonably close to it - Perth is VERY spread out. Then, a lot of people want a new house, which here means building - there are not the big house builder like in the UK who build entire suburbs. Building takes about a year or so, and that is from when you have chosen your block and house.
Julesktm1
Hi there, we still in Zambia and could not afford to buy outright. When we went across to activate our visas I took the following with us. Payslips for both hubby and I for a year A whole years bank statements Current contracts for both of us. We then popped into Commonwealth bank and they assesed us and by 4 p.m. that afternoon we had a letter from them stating that they would consider giving us a mortgage for xxxx amount. We then started house hounting - we thought one to get our foot in the door and we are lucky enough to have my brother already living in Ocean Reef so we bought in the Joondalup area also. We put in an offer subject to finance of course coming through and we were so lucky that we got it. Two years we have now had it and been so lucky with both our estate agent and tenants. We hoping to move at the end of the year and we are so so glad that we did it this way rather. Of course not everyone is lucky as us to be able to do this. The very best of luck xx Edited May 17, 2014 by Julesktm1 spelling mistakes
SJT
I would make sure you can view the property before you buy, we have literally just gone through the house buying process, still not in yet, but done the groundwork. A lot of the houses we saw looked fantastic in the photos and all the houses we looked at were new, but some are put in very funny places. We saw one that ticked very single box, but when we went to the viewing in was the house at the back, which we had expected, but you had to go down the lane at the back, which was very tiny to get to it, and the house was surrounded all sides by grey colourbond and to get the rubbish to the front of the property was through the back yard, up some steps, then a ramp along the back of next doors garden and down a long alleyway, not much fun when you had a bin full of rubbish. Others looked quite roomy and were advertised for family living, but had no room to swing a cat and all these houses were priced over $800K so not particularly cheap. Julesktm1
I totally agree with SJT, you have to see before you buy best sound advise yet. Pictures are very misleading as we found out too - Have a good weekend everyone.
