flatpack
We're due to arrive in August and would ideally like to secure a rental before we land. I have 2 sisters that live close to where we plan to live and either would be willing to secure a rental for us. Would they just be able to break the lease with us then taking over the lease straight away or am I over simplifying things? TIA
Guest guest9824
Might be worth sending your sisters along to some rentals you quite like the look of, to get a feel for the place etc, then while they are there, they could ask the questions of the rental agent see what they recommend, seeing as how you aren't here yet, Not sure breaking the lease is as simple as just breaking it, without you incurring some monetary loss. verystormy
A lot of agents would be pretty reluctant and it might not be a good idea to get on the bad side of them from day one - you will be seeing them every few months for the inspections
flatpack
The idea is not to tell the agent what is going on. Once we have arrived and settled in then approach them with the break lease deal. It might not be strictly ethical but it's all above board and maybe a means to an end? Anyone have first hand experience of breaking a lease?
liloharry
I've just put in to break my lease, I am liable for rent till my lease runs out (8 weeks time) but I've said I won't move until another tenant is found, as I cannot afford two rentals. We also have to pay for advertising at $25.
fifi69
If your sisters view the property on your behalf, you don't need to do anything underhand. We got our rental before leaving the UK, we've also viewed for friends while they were still in the UK. Nothing to it, your family would just explain the situation, you then email your rental pack to the agents and it should be looked at in the same way as other applications. When one of our set of friends got their rental that we had viewed for them, all they had to do was initial the firm that they were taking the property unseen. its not for everybody, signing for a rental that you haven't seen, but as long as you trust the person viewing on you behalf it shouldn't be a issue. Saves you a lot of money in the long run too.
