How would you best go ahead, we have researched the price that we are willing to pay and the end date is 3 weeks away, would you make an offer and get the agent to present it to the owner with a short life on the offer? Or submit it and wait till the end date sale? Also what would you include in the offer subject to apart from finance etc? all you help will be gratefully received. no1mum Posted May 31, 2014 Report Share Posted May 31, 2014 Hi I cant advise you on end date situation, but we moved to perth 10 weeks ago, and purchased a house immediately. We did not know the system very well here and some things came to light along the process. The settlement agents are not lawyers. I can recommend Focus of Joondalup, Stuart was brilliant (haggle the price I got them down $1k). You do not find out everything about your property or house prior to signing contracts. In your contract which is drawn up and signed at offer accepted stage include ANYTHING you may want eg: subject to surveys, finance, termite inspection. Do include the right to withdraw contract if not happy with results of said inspections etc. List anything you want included eg; blinds etc. If any damage noticed on viewing and you want it rectified eg, hole in a door etc, list it as conditional or factor it into your offer. We did not know anyone here prior to our purchase so was quite naive, that being said we are happy with our purchase, but definitely would have wanted somebody to have advised me on some of these factors prior if possible.
