How much to build? Just a general idea....

You can build a decent size 4x2 for $200k, you can buy a reasonable size block in a Residential suburb for $350k, and I wouldn't say in a crap area, you have Piara Waters & Harrisdale in the South & Ellenbrook in the north, both are lovely upcoming modern well thought out suburbs, we are building in one of the more expensive areas NOR, on the beach, where a cottage block (under 400 sq/m ) is costing over $400k and the cheapest house you can put on that is $280k due to estate covenants, which makes it a double story, so yes, you can build for $800k

Are you in Australia Laz? Is there a reason you want a double story?

im not there yet but I am originally from Australia. The reason I was thinking two storey is that I'd like to preserve some garden and not take up the whole block with the house. I don't want a huge house...

 

To answer other questions: I'm just talking about the build, and not the block. It would be a big block around 1000 sq m. Does it make a difference where it is? I know where I want to live, whether we can or not I don't know... Nedlands, floreat... Basically just trying to work out whether we can afford to buy a block with a crap house and build, or whether we have to live with whatever house we buy.

I'm talking without the land...so just the build cost. I've no idea if $800k is a lot...or not!

Laz you should be able to build easy with $800 do not forget though the land is sold separate .we built a 2 storey all in for around $850 which gives us a garden and space for 2 grandchildren to race around. Not in my ideal suburb but will suit us just fine as it has so many things for us near to .

Anything with 1000sqm in Nedlands has got to be over $1.5m. Even an asbestos shed would be worth a fortune on a block that size.

Ha ha...I know. I was loathe to mention areas! I'm not including land/block cost...just the building on it...a modest building!

If it's just the house you should easily be able to build a fairly sizeable house for 800k. We're building a fairly large 4x2 and the basic cost is around 250k before any spec up.

 

I do think you need to consider the land cost as well though as there are massive differences. Like Druid said you build somewhere like Ellenbrook you'll pay 250k for a 350m2 block. Nearer to the city that block will cost more like 340-400k. Out in the country you can get acres for 250k!

 

Also make sure you consider the implications of stamp duty. If you buy the land first and build later you have to pay the SD which only gets refunded as part of the FHOG when you start building. So you end up in the same position you started in - but you have to have the cash to fund it first.

thanks...really $800k is prob too much for us so it's good to know we can do it for less.
