kibanje Posted September 28, 2014 Report Share Posted September 28, 2014 Part of my thoughts on finding a suburb is the rental and I was wondering if anyone knows of a website where I can find a list of all perth suburbs with the mean rental rather than having to do separate searches for each suburb. I am completely stuck on where to look to settle, we have now arrived and are based in Rockingham and will be doing some exploring. My oh has a job in Cockburn and I am thinking somewhere within a 40 minute drive or so of there but need somewhere that is family friendly with preferably good schools as have 2 little ones (the eldest is 3). Still not decided if we need to be on the beach or are going to be happy to drive to it, I think it will depend on the neighbourhoods and what we can afford! The school is lovely, close to the beach, kids heavily involved with Rockingham swimming club and have joined the local surf life saving club. We wanted to be in this area to be close to family and also the beach. We love Mandurah but OH has to travel to CBD by car so this is a bit easier. I'm not sure on average rentals but I think you'd be better looking at schools and then searching areas around them. Make a list if what your priorities are and visit the area to get an idea of what it's like. Now you're here it's probably better to get a feel for the area rather than just researching online and most areas you can rent a property for around $500-600 so unless $$$ are tight you might as well focus on where you want to be. My SIL lives in Waikiki and so we wanted to be close to her. I looked at the reviews on Better Education, department of education wa and myschool.com.au It can be a bit of a mine field though if you have no idea which area you want to be in. Secret Harbour primary has the best rating on these sites out of all the government primaries in the Rockingham area although you really have to visit a school to know whether you like it and it'll suit your children. Rankings are usually based on maths and English results and obviously a school is much more than these results alone. My eldest attends Frederick Irwin Anglican School in Mandurah and I'm very happy with the school. We'd live in Mandurah but my hubby has to commute to the CBD for work so this is as far south as we wanted to come. The children like it at SHPS and if you're looking further ahead at senior schools, Comet Bay, (catchment is Secret Harbour, Singleton and Golden Bay) is gaining a fantastic reputation. My SIL lived in Success when she first arrived. It is essentially Cockburn and only 15-20mins drive to the city but too far to the beach for me! Biased opinion coming right up We're in Halls Head, a suburb of Mandurah, really love it here, and would definitely recommend it. It is probably outside of your desired commute time to Cockburn @kibanje but may be worth a look, especially if hubby could commute by train, it's a 10 minute drive to the station from here then about 30 minutes to Cockburn. You can get a nice 4 x 2 rental around here for $400-$500/week and so far so good with the local primary school, our son (6) seems to be settling well now, certainly seems to be learning more than he did in the UK, and daughter (3) can't wait to start kindy next year. My opinion is somewhat biased because we have family here, making it much easier to settle I would imagine than for those with no support, but there's not too much to dislike about being able to walk to the beach or local shops or park, where the kids will almost always find someone to play with! There are so many different parks and beaches and waterways around here there is always somewhere different to explore. The downside is that there seem to be some more unsavoury areas in Mandurah, but I think you probably get that anywhere you live, and they are easily avoided. Also, being surrounded by water, mozzies can be a bit of a problem at times. I commute to the city 3-4 days a week and to be honest I don't think I could do it full time (although plenty do!) but I love my job, feel incredibly lucky to have landed a part time job, in my field, before we arrived, and to me it's worth the long days, for now at least... So the hunt continues but I think we are swaying more NOR though oh job is in the Cockburn and most people I know live in Rockingham/Baldivis (looking forward to meeting some of you at the meet up next week)! We have done lots of exploring south but just can't find anywhere that ticks all our boxes so are on the hunt NOR and grateful for any advice. Oh is hoping to take the train down to Cockburn so won't need to fight the traffic but wants no more than an hour commute each way so I am thinking hillarys, sorento, mullaroo, kallarro, padbury, duncraig sort of areas. We have 2 little ones so schools are important to us, a beach within a 15 minute drive would be ideal and an area with a nice community and which is family friendly are a must. Can anyone living in these areas give me any insight into them? We are off exploring tomorrow (another fun filled day of driving around). So am familiar with the areas you mention and the local schools. Generally speaking, the primary schools are good in these areas and there is plenty of choice. You can check out the department of education website for specifics for each area. For example there are two primary schools in Mullaloo: Mullaloo Beach, Mullaloo Heights. So where you live will dictate your catchment. I would suggest that you check out the schools yourselves and see which best suits your child (ren). There are some quality private options too which you may want to consider depending on spaces available. The key however, is that you are selective about your High School catchment. This may not impact on you for a while, but from year 7 it will. Catchments are very strict. If you are not in the zone there is no getting in. Be mindful of this when the time comes. Senior Schools for the areas you are considering will be: Duncraig, Ocean Reef, Belridge (possibly depending on where you live). Have a look at these and think ahead. High schools can change and you will get varying reviews on each of them IMO depending on individual experience. What matters is what best suits your own.
