I am looking at holiday lets for when we arrive but unsure how long we should get one for? We will want to get a longer term rental but not sure how long this could take. Thought this would give us plenty of time to settle before we have to panic. May should be a quiet time, bear in mind also if you have kids the school may not accept a holiday home for their catchment area criteria. leedslass123 Posted December 6, 2011 Report Share Posted December 6, 2011 Hi We rented for 2 weeks (we were very optimistic looking back) but ended up needing to take it for a month, we landed in May so it was "low" season. I would say a month would be enough. I would start looking on the internet on places like www.realestate.com.au and you can see the opening times for viewing rentals etc in your preferred areas and try and get one step ahead, maybe also check if your holiday let has any availability for the time after the month? phil Posted December 6, 2011 Report Share Posted December 6, 2011 If it helps in thinking about how long you'll need a rental for, there's very little flexibility in when you can view longer term rental properties and nearly all viewings are in office hours. So if you'll be working straight away, getting to view a property can be a bit of a hassle - you have to really want to see it to get the time off work etc. In my experience, the agents are pretty useless at being agents, you'll need to be very much on top of the process (things like they'll SMS you to let you know a property you've asked about isn't available but they'll make no effort to suggest similar ones they have on their books - that's up to you to find out!). Many viewings will only be arranged when the agent has got confirmation for quite a few people for a particular date/time - group viewings are the thing. A lot of the agents won't take your interest seriously unless you can confirm you've driven past the property to inspect it first. And if it helps with budgeting etc, they'll ask for a "fee" when you fill in your application to rent the place (stops people putting in many applications then pulling out). The process can be lengthy! One thing we found useful was to prepare a "pack" of why we'd be good tenants. Not having any prior Australian landlord references, we just put together a nice (but short) letter explaining why we're good tenants, copies of job contracts, copies of mortgage statements from the UK, copies of our visa. Basically, just stuff to explain that we'd be good tenants, pay on time and treat the property with respect. Graybags Posted December 28, 2011 Report Share Posted December 28, 2011 It is a question of timing. We sent our shipment 3 weeks before we arrived and had a holiday let for 7 weeks. The shipment arrived and 2 weeks later (following customs and quarantine inspection) we had it delivered to coincide with taking up our long term let. For some reason only had an e-mail today to say I had replies to this thread unless I missed it previously. We decided to book ours for 8 weeks. We do not want to rush when we arrive and will probably just have a little holiday to begin with. We also want to visit all areas as never never been to WA to see where we would like to live. Druid Posted December 28, 2011 Report Share Posted December 28, 2011 Be prepared to pay double rent, ie the holiday home you are in and the long term let you have just found, we found a long term let within 3 weeks of taking our holiday home which we booked for 7 weeks, only to find the agents are not negotiable on your move in date on the long term rental, if the advert says available NOW, and you get it, you have to take it from NOW or lose it, the agents are useless and totally uncoperative, be prepared for totally unpleasant frustrating experiance, we made the mistake of telling the agent we were prepared to pay rent to secure the property, but didnt actually want to move in until our container arrived in 6 weeks, we lost the property because of this comment, dont tell them anything Quote Link to comment Share on other sites More sharing options...

What date in May are you moving? we are counting down the days...he he We are leaving the UK on 5th May and will arrive late on the Sunday evening/Monday morning. We ended up booking our holiday let for 8 weeks as we don't want to rush in finding a new one, plus we want a little holiday to start with. Are you moving with family?
