Baldivis.....house & land packages.....

Ok , so every night Im logging on to realestate.com and such sites making myself green with envy of all the beautifull house designs.!!!!

Obviously I know they're all show homes and digitly enhanced, but Ive even found walk arounds on youtube.. every 2 mins Im " look at this one" to the OH !!! Has anyone gone around to look at these showhomes, from watching WDU I think this will be like a day out for me when I get there!!!

Im looking at Baldivis, in my mind Im already there !!....please say theyre huge, gorgeous, fabulous lol!!!! oh yeah and affordable !!!!!

We were talking about this at lunch the other day .... when doing a new build, do consider if you want an garden and how much of one - the house designs bend to practically fill the plot, if e.g. ou want to put a pool in you may have to compromise and build the house slightly smaller (which will still be big). This is what my friend did with her new build, she wanted space to put in a pool later. She also said that there are hidden extras that bump the price up e.g. different flooring, tiles etc.,

Also be aware that with some house and land packages you have to have their designed house, so you may not have a great deal of choice. You need to think also about what the extras are going to cost if there are any. The houses here are generally a lot bigger than the uk. Most have a 4x2 format, but watch out for some of the cheaper packages that are 3x2 but dont have the extra theatre room, as they seem cheap but that is why, might be all you want but thats why its best to look around. We have what is called a turn key package, that means everything is included in the price ie you turn the key and go straight in. The show homes do generally have the best upgrades on show, so its not what you basic house is going to look like in the end unless you pay more. It all sounds scarey but lots of us have done it and you do get a cheaper house in the long run, so long as you try to stay within budget :wubclub:

I am not the only one then, I seem to be consumed by anything Australian at the minute. We too are looking at Baldivis have a friend there who has been there years and loves it. I personally cannot wait to get there and get sorted. Maybe see you around when we all get there. Sharon

Just remember that the prices you see for the house and land packages do not bear any relation to the picture. The picture is the top end for that particular design, while the price is the entry level. The price you see does not include a LOT of things. We started going down this route and got as far as the contract stage when we found the real cost. The qouted cost for example only included one single socket in each room - how do you run a kitchen with 1 socket. So you have to add more. These are all "extras". The end price was around double the advertised price.

Also, not really sure of the fascination with Baldivis. Its just a sprawling suburb of houses with not very much else there. There is bushland around the outside of it, which does look nice, but remember that the area has had several threatening bush fires and that you also have to live with the things that live in the bush. We have bush around us and so see a fair few snakes - tiger and dugite. Doesnt bother us as both snake lovers, though are nervous for the dog. But it does bother some people.

were in dublin. hope to be there for school term next year but to arrive maybe dec '12.

I would love to meet up when we get there. Get all the tips of where to do my shopping !!!!

Dont know why we chose Baldivis verystormy, i think from posts and suburb ratings and seems to be lots of families, good schools, reasonalble house prices.

I,ve actually seen bushfires on youtube there, but ill try to be carefull not to buy waaay out !!!

my friend has a snake might go round and try make friends lol ...conquer the fear !!!!

have to say were all soo excited, like were in limbo waiting for visa, poor girl in the agency I must have her heart broken.

 

Keep in touch march & june only around the corner ,

but at least we have WDU, oz next model, border security, oz biggest looser, oz masterchef, passport patrol, just stay away from natures deadliest !!! lol

I have had a look at this site http://www.comparenewhomes.com.au/search.asp I like the fact that I can choose an area and a price range. They all look fab, and there are some links to their own website where you can investigate further, but again have been told they add on extras for this, that and the next thing - but I suppose they do that back here in the UK. My wish list keeps getting longer and longer lol!!!
