Thank you guys ,

do you ave any experience with the high school and primary schools.

we are looking at secret harbour area but heard getting rentals are a nightmare.

We would like to live on the strip from say singleton to safety bay, any advise on safety for children , schools, shops, work ( I'm a plumber)

Well there is Korana Primary school in Warnbro where 60% of the families are in the bottom socio-economic band, 10% of the kids enrolled don't attend and all results of the National tests in literacy and numeracy are significantly below the national average and below the results of schools of the same economic status.

or there is Warnbro Primary which does a bit better and only the Year 3's last year were significantly below the National average and the Year 7's were just below, not significantly below. Only 8% of the kids don't attend.

Warnbro High school have 14% of the kids going on to University so 86% don't. This is because 60% of the kids don't do any of the courses that would actually get you into University. 14% of the kids don't attend and the Year 9's were significantly below the national average in everything. Rokingham Senior high school is the same - only 18% actually study the courses that lead to University admission so it is an uphill battle for anyone bright. Mandurah Senior College stats are even worse. The two private schools in Mandurah have nearly 50% doing Stage 3 course. Living Waters College, the private school in the area has over 30%.

If I was you I'd head up the coast towards Perth to an older suburb, in an older smaller house with the same rent but at least your kids would have a chance of a decent education.

Look Warnbro is an older suburb - Port tKennedy prob about from 15 yrs ?? Come over have a good look look round and make your own mind up. Plenty of people sneer at it but just many move here and do very well - plenty of private schools if you don`t like the state schools.

i see your from port Kennedy , do you think it's a safe suburb or children , ours are girls 14& 5 and 10 year old boy.

Put in an area and it will come up with the schools. you can look at things like the socio-economic status, the attendance rates - I'd be worried about anything less than 95%, then there are graph at the bottom of the page under each school. The 'results in numbers' is the easiest on to understand - green means it's above average, red/or worse dark red - means below the national average and below other schools of the same status. You're looking for white (average) or green. i checked out every school in the area and they're all below average. Comet Bay High school is the best on paper in terms of stats but have heard they have huge bullying problems/gangs. Your best bet if you insist on living round there i is private - Catholic schools are quite cheap and some of the other schools are reasonably priced. If Catholic schools have space they'll take non Catholics.

Or for the price you'd pay for school , go further north, pay a bit more rent and get a decent school - look at leeming/Willeton may be - good primaries and great high schools.

Hi Ian, I would liken Warnbro to Wanneroo in the north...we drove through actually last night....we looked at those suburbs before we came here...you know it's always an option to rent in a suburb with good schools while you find your feet...nothing stopping you buying in a different suburb later on

Have a look at Woodvale in the north, affordable surrounding suburbs nearby and an older smaller property can be bought in Woodvale itself for $550 ish...good schools there

I think we ended up paying more than we wanted to in rent but figured that what we saved on paying for private school could go towards the housing costs...you do struggle to get much under $550 a week now in Woodvale.....it is a beautiful suburb to live in though

silly question time, I'm a plumber , would you have any idea if there's more work say north ie woodvale areas or SOR around Warnbro etc .

Nothing wrong here but Woodvale masses of Brits and Warnbro more mixed in terms of Aussies and Brits - just an observation.

Is that loads of brits in woodvale, that wouldn't bother me ( unless they were Liverpool fans)!!!!

looking at real estate there seems to be few rentals around woodvale , kinross etc areas and expensive , compared with a lot of advertised rentals around port Kennedy, secret harbour, Warnbro etc and SOR seems to be cheaper and closer to the coast

I think what happened was that Woodvale got targeted by the Brits due to it being a nice area - a bit more up market, decent schools, near good transport links and the beaches etc. A few years back property there was being sold at above average prices, because the Brits had the cash (better exchange rates then), the demand for the area was high and that jacked up the prices from that time on. It is a nice suburb but very, very British. If you look at what you have to pay to get in there now I am convinced there are as good options elsewhere for slightly less.
