Any positive renting stories?

We arrive in Perth next week and luckily have accommodation from employer for 3 months but will need to find long term rental after that.

All I have heard about is the horror stories about securing a rental in Perth area. Is it really that scary?

Does anyone have a happy rental story?

We hope to be in the Rockingham area, any friendly helpful leasing agents out there?

We had no problem securing a rental. Yes we got knocked back for two then got the third. My friends had no problems either. Dont listen to peoples horror stories as there must have been a reason to why it happened to them. We gave pay slips, reference from hubbys work, reference from previous rental. Most people bring mortgage statements, photos of their house in uk too. Look through gumtree as you can get good rentals on there. And dont be put of by how many people are viewing the same rental as you as half of them wont apply anyway.

What visa are you coming out on?

We arrived on the 1 July 2010 and had 1 months holiday rental secured in Secret Harbour. We started looking for a long term rental after the first week. I went to look at one, loved it put in the application and got it all within the second week. First house I looked at, first house we applied for, first house we got. No worries, we also had no savings to show, no money in the bank. Good luck :wubclub:

My husband's in Perth and secured a rental for us within a week on his second application,he treated it as a tender as oppossed to an application,slightly increased rent and offered an extra couple of weeks down payment he also gave all the relevant documents and he secured the property,its such a relief as we too were dreading the experience.

It took me a month to find a place to rent. I must have gone to view about 12 places in different suburbs NoR in the Morley, Dianella, Guildford, Ballejura, Noranda and Bayswater area. It was tricky to view some places while I was working but fortunately I finish at 15:00 everday and a lot of viewings are in the late arvo (generally between 15:30 - 17:00 for a measley 15 min. I filled in 4 applications 1 of which I put down a weeks holding deposit. It was a success! The estate agent told me that a good cover letter/introduction letter, a previous landlord referal, a letter from work and bank statement was what generally gives the advantage. He also mentioned that landlords/estate agents feel that imigrants are more serious about making a good start and will persevere more because of the lengths they have gone through to get here. Just make sure that you show how serious you are to settle into a new life in Perth. We found a cool spacious 3 bedroom house in Dianella for $400 pw with a large front and back garden, a long driveway and a garage at the rear - heaps better than what we were living in London (a shoebox).

 

Before I got to Perth, I too like EVERYONE else tended to look at areas like Joondalup, Hocking, Tapping, Banksia Grove, Butler, Clarkson and all those new suburbs SoR and was fixed on getting a spot in one of those areas but when I arrived and understood the layout of Perth I realised (personal opinion) that the more older and established suburbs are better. I recently took a drive through Mindarie, Clarkson, Butler etc and jeez do those suburbs come across as souless, boring and artificial (again, a personal opinion) and you'd have to contend with Perth's largest car park - the Mitchell Freeway and Kwinana Freeway.

We arrived in Perth last Tuesday and were really quite concerned about finding a rental. We are very fortunate that we are staying with my brother in law in Success SOR.

We wanted to find a rental ASAP in the Hillary's area so that our 16 year old son could enrol in Duncraig HS.

We saw a fantastic rental on the Thursday when we arrived, put an application in on the Friday (I put together an application pack of all of our details and financial history) I called the agent on the Monday, they called me back within 1 hour to say no news. I thought we had no chance as a popular area and good property, but on Tuesday morning at 9.30 we received a call to say we had secured the property.

I have read so many bad stories about property rentals in Perth, but I can honestly say that the agent that we used were fantastic, the receptionist were lovely and friendly, all staff couldn't of been more helpful. I think that if you are friendly and make the effort with people then it reciprocated , so far I have only met with friendly and helpful Australians.

Any chance you could let us know the agent, we move out in September and it would be nice to touch ase with a good agent before we head out.

We applied for 1 and secured it, moved in within 6 days. None of this statements, photos of uk house stuff either just employment offer letter and personal ref from uk. I certainly wouldn't offer over the asking price for rent either it's that sort of nonsens that's pushing up rents for everyone. There is no shortage. Half the other people viewing at open houses are the estate agents friends and family ;-)

Great to hear it might not be as bad as we've been reading! Flying out early September, got a month in a serviced apartment to find something!

 

We are heading out at the start of September as well with a holiday let for a month, keeping fingers crossed we can get a good rental in an area with a good school, good road/rail links, close to the beach, close to shopping and plenty of things to do within walking distance. I am asking too much!!!!:wacko:

Hubs did have a bit of a nightmare looking at a few properties (agents not showing up etc) but secured an amazing 2 story home in Hillarys with views to the ocean! We hope when it comes to securing our unfurnished property, that we will have good references from the agent to enable us to secure a good home again. Good luck! x

My hubby viewed a house a week after being here, I was heading out the following the week, in that time our landlord had contacted hubby saying I'd really like your family to have it you seem a very genuine person and I will also reduce the weekly cost by $50!! I think this is unheard of!! It's also a brand new build, hubby seen it on gumtree. Our landlord is polish and is lovely, also he didn't want a bond which was a bonus! We will be moving in this week - Clarkson (across from ocean keys).

 

From what I have heard it seems that private is the way to go, people I've spoken to that have rented private (gumtree) seem to all have positive stories with nice landlords.

 

Good luck to everyone reading this thread on securing a rental, it is a daunting thought but I've certainly heard more positive than negative since arriving here! :)

haha funnily enough these are the exact same requirements we have!! Please let me know if you find an area that fulfills all these requirements...i'm not sure where to start looking!!
