aussiebird2012
I am reading more and more messages about how difficult it seems to secure a rental these days! When we arrive in 6 weeks, we are in a holiday rental for 5 weeks. Our stuff will be on a ship out at sea and i am really panicking at the thought of not securing a rental when our 5 weeks is up! We cant afford for our stuff to go into storage when it arrives and don't want to end up homeless! Why have rentals become so expensive now? This could up up really messy, especially if we dont find jobs quick enough.
elfie
Hi I think it depends on what area you want to settle. I dont know if we were lucky but we did not experience any of the horror stories on securing a rental. One thing I found is try not to view properties that advertise as an open day where you have to compete with lots of folks. There are lovely properties that have been vacant a while where you will get a private viewing and the owners want them leases empty houses costs them money ................ good luck Mary
Guest alanarob
Hi there, we're in the same boat except we're here already! We've still another 6 weeks in our short term rental but the problem we're having is that unless we want to secure a rental NOW we'll have to wait until 2 - 3 weeks before we're actually able to move into a long term lease as they're mainly advertised as 'available now' which would mean we'd have to sign up and pay for them now. We couldn't possibly afford to do that so we'll just have to wait and see how it goes closer to the time. I'd say we'll have to take one a couple of weeks early though and pay for both which i don't mind doing. Had a few panic moments thinking 'what if we don't get one!' but it's out of my control and just have to hope and pray it all falls into place! Will let you know how we get on! We're looking for long term in Butler so it's a popular area. Fingers crossed for us!!! Good luck with your move!!! Alana

If you target suburbs that are Brit heavy then yep you may struggle but if you target other more traditional areas then it will not be the same problem. One of the issues is that the newer Brit suburbs look good, are near good transport links and in many cases they know people in these areas. Add that togther and demand out weighs supply and rents go up. If you do not have jobs, and do not have to be in a certain area, then your chances increase dramatically in getting somewhere. Oh and another possible problem just to cheer you up. Just because your goods have been taken from your house and you have a delivery date for Perth don't count on that 100%. Our stuff, and I have heard of many others who had the same issue, lay in a dock in the UK for weeks before the container actually got onto a ship and also it got held up in Fremantle docks as well!! Our stuff was delivered nearly four weeks after the due date. I am sure there are many where this was nota problem but can only go by what I know and what I have been told. The good news with this though is that if you do not get a rental in time then storage does not become an issue. We simply borrowed some basic stuff and bought other things to get over the hurdle of being in a house and waiting for the delivery. We felt that what we spent on bits and pieces waiting for the delivery was nowhere near as expensive as paying for storage.

Out of interest what are the Brit heavy suburbs, sounds like I need to avoid them. The houses I have viewed online are either modern or from the 80's at best. Does it tend to be the modern ones which are hard to get.............. Regards, Jon
Guest Hammer
The wife, baby and I arrive on the 10th October and have arranged holiday accommodation until January. The vagueness of shipping means that our stuff could role in just before Xmas, surely not a great time to be securing a new home is the theory... The newer modern houses tend to have a smaller outside area where as the older properties have lots of outside space. Again it depends on what you want and where you want it to be honest. My view would be any suburb north, west and north west of, and including, Woodvale for sure is Brit heavy. (Brit being the usual % split as if you were in the UK, i.e. more English than Welsh, Scottish or NI's) Secret Harbour is a big one in the south and also Rockingham is a popular spot. Regards, Jon Many of the newer suburbs have houses that have been built by people that own them as an investment property and so yep they are for rent as soon as they are built. I think rentals are hard to get where they are well located, e.g. close to hospitals, close to the city, close to train stations, close to uni's, close to the beach and close to Brit areas where people tend to want to congretate because they know people there already. Add into the equation that Perth is one of the richest places in the world at the moment and so there are a lot of people who can afford almost any asking price. This unfortunately means that prices keep rising due to low supply and the market price never reaching it's peak.

We moved into a new house on 12th December and our stuff arrived on 22nd December and it was great. No need to buy Christmas presents because unpacking was like one big present seeing all our stuff again!! What we learned pretty quickly is that because every day is like a holiday over here Christmas just fast became another day. Sure with a new baby will be different for you guys as Christmas is a special tme for the young ones.
