best way to rent is?

hi all

we arrived here a few days ago and have already seen how hard it will be to rent somewhere. Whats best to do to help us out here.

We are looking all over but would like a 3 bed house.

Our problem is i do not have a job as yet but enough money to fund our living for a year.

could i use my aunt as a ref?

I feel that as we have never owened a house or have lots of money like the rest of you we have no chance.

Is there any one out there that started out like us too?

If you have enough money to live for a year in Perth without working, then you are actually in a lot better financial position than most people. Without good references it is going to be difficult for you to secure a rental. Can you not get some from previous landlords or agents? A reference from your Aunt will not hold much weight unless she was your landlady. One option may be to offer to pay 3 months rent in advance. Don't give up.

We arrived 10 days ago.

i was prepared for a battle , but this rental lark is unbelievable .

weve viewed around 20 houses ranging from $ 350-480

some of them you wouldn't home your dog in.

its a case of the landlord cashing in on the lack of properties and the desparete punters.

we have no rental history( still own uk property), and no job at present. I haven't looked due to wanting to get my kids settled.

the agents are nice , friendly and helpful.

the rental application forms are if your asking them to borrow or guarantor $50 k.

apart from not answering about how many times you visit the toilet each day , its fine.

Some properties it's just been us viewing, but my god there shocking, others there's been 10 families or more with a couple of hoses with 60+

people queuing at the front door to look at a house that the landlord hasn't even bothered to remove the peeling veneer from the wardrobe door.

viewing times, some say available and have no viewing times , others you get a phone call giving you 3 hrs notice .

its pot luck.

all we need is a positive house, a application granted and a Job.

Then all will be rosy perth is a Beautiful place

Hi - Me and my family are heading out to Perth later this year and are under the illusion that it wouldn't be that hard to find a rental. There seems to be some nice 'two up, two downs' in and around Subiaco on http://www.realestate.com.au for under $500 per week. Are these properties a myth? Do they not exist? What are we missing? Am starting to get worried now after reading this thread as we were relying on renting one of these houses.

They do exists, it just what you need to get them over the other potential tennents.

Dont be under that illusion. Of course you could strike lucky.....but for 99% of us it is a nightmare trying to secure a rental. Subiaco is a very popular area, be prepared to be up against anything from 10+ other applicants at least.

 

Start thinking now about how you are going to make your rental pack stand out against all the other ones received.

 

Rents have shot up in the past six months weve been here. If we wanted similar now to what we have, we couldnt do it cos it would be $200 more a week.

 

It doesnt look to be slowing down either, so what your looking at now could be $50 upwards more a week by the time you get here.

 

Agents and landlords dont have to put in any effort in this market to make their money, beware the photos of properties you are seeing are not always the real story.

 

Sorry not trying to put you off, just trying to give a heads up. Be prepared and if poss have other options, ie other areas, flexible short term let etc
