Armadale mixed views

Hi

so with all the stress of looking for a house in and around the Rockingham/Safety bay area we are now looking inland to the Armadale area. This is a joke now what people will do to get a house here(rockingham)

One paper the prices are alot better and the houses look better too. I have a job that means i will have to drive to different work sites NOR and SOR so being in the near of perth is good too.

What are your views of this area and please not just peolpe who want to tell only the bad?

Armadale near Perth? Its away out south east about 50km from the cbd. I wont tell you anything bad about it but i have never heard anything good.... If you want to know what an area is like go visit it, drive around, go to the shopping centre supermarkets, tavern see what the locals are like and then see what you think yourself because 1 mans slum is anothers paradise!

I live in the Armadale area, ( kelmscott) lived there for two years now and love it! Cheap to rent, nice looking house, right near the supermarkets, train station, never had any problems with the area and the Armadale shops are quite good too :) it's not far from a lovely English pub called the Elizabethan which is now my local. Good Luck with your house search :)

thanks for the replys so far. We have been there once and willl take another drive there today to look around. i understand that it's got some rough areas but that seems to be the same all over unless you can move to the rich areas. We are looking only to spend 350 to 400 on a 3+1 house so are options are limited. Around the rockingham area or north of Perth the market is so tight. Armadale is closer to the CBD than these areas too. I don't need to be in a english area but would be good to feel safe or relaxed in our house. I have seen that this area is moving up and has changed alot over the years. I see that if we stay away from the train station area then maybe we will be ok!!!!!

I work in Armadale, like anywhere there are good and bad spots, surrounding suburbs are lovely and there's a lot of new development. Armadale shire have invested a lot of money and the shopping centre is great (I often take my kids there as it has a lot of the stores they like under one roof). New suburbs like Harrisdale - are part of the Armadale shire

 

The best thing as others suggested is to look on realestate.com and see what's to rent in the area and have a little travel around those streets/areas

Like others have said, all areas have good and bad spots! If you care what others think about where you live then don't live in Armadale! If your prepared to give it a try and don't care what others think then I'm sure you'll be happy there. Beware the suburb snobs on Internet forums!

Worked in Armadale for 6 months not the best of areas to be honest but affordable ,crime is in all areas not just the likes of Armadale Kwinana Rockingham etc , Byford is just out of Armadale newer area & not bad at all ,live where you can afford to live ,no point tryin to impress others ,we live in Bertram not the best of areas but we can easily afford our mortgage & i dont give a "donald duck" if anyone dislikes where i live :wink:

I've been to Armadale a number of times with work and it looked okay, I wasn't stabbed, beaten up, shouted at or harassed. I travelled by train and I'm still here and my employer was perfectly comfortable with me doing so. It certainly felt safer than Croydon or New Cross on a Saturday night.

 

We currently live in the gun crime capital of WA, paramedic crews and police will tell of the drunken brawls, burglaries and random bashings that apparently happen with increasing frequency and gratuity but TBH, I've seen a few 'youts' throw their teddies out of the cot once since I've been here - South London it aint.

 

It depends on your perspective and what you're used to and there's just no substitute for a good reccy of your own.

 

Would I live there? No, but it has nothing to do with any sensational headlines or the opinions of others, it's just too far from the sea for me.
