New kitchen & Bathroom

We hope to start thinking about putting in a new kitchen and bathroom in our house SOR soon. Does anyone have any recommendations as to any companies to go with? We don't want to spend a fortune so budget is limited, but also don't want to end up with something shoddy! This is our first house so we've no idea where to even start with these things!

I'm hoping to be over by aug so will do it for cheap uk prices lol

Hi Nicolac we were quoted 20 grand for a new bathroom, that wasn't even all bells and whistles , just a like for like, but it did include a lot of labour as the tiles that were coming off the walls were on studded walls, so we were told the studded walls would probs need replacing as half of it would come away with the tiles! They didn't do any better with their price either,even when we tried to barter, so we didn't bother in the end. We still need a new bathroom, so would be interested if anyone knows of any firms that are reasonable.:biggrin:

If you want cheap you will get cheap here that's for sure....... However 20k is not a mile off what folk around us have been paying recently for renos in their bathrooms The ones here in Joondalup have been paying between $15k and $20k so that seems market rates for a full strip out and refurb.

 

What I did was ripped everything out myself and project managed the jobs myself, i.e. I purchased the new items and materials and then organised the trades. My new ensuite doing it that way cost me $8k and my main bathroom and WC circa $5k. If you have the time and knowledge worth considering. Jobs both turned out great and not at nearly $40k which I was quoted for both.

 

Also for the kitchen we did not go for a brand new kitchen but a make over, i.e. kept all the kithen unit carcasses, only put on new doors and a workbench and the kitchen guy organised the plumber to fit the new sink and gas hob. Cost us $6k versus $16k for that and looked fine. Then again we managed the tiler and sparky for the other minor bits which was another couple of grand. Again huge savings.

 

If however you feel you cannot go down that route then all quotes will be Perth prices. It is what it is.....

We've decided not to do anything drastic with the bathroom ( we were planning to split into two and create en-suite & master bath, but with you all talking about $20k for an average reno we are rethinking!) So we are now thinking to just replace shower, sink and bath and new tiles. We'll purchase the bathroom suite from Masters probably (seen some nice ones in there) and we have a friend who is a plumber so he'll help us out with the fitting, so just need a tiler I guess. We'll do all the ripping out ourselves.

 

Kitchen might be harder, it's original to the house in 1980's and the carcasses are shot and grim. I want to knock out the bulk head and move the hob so it's central (and not in a corner) and put the oven underneath. We are thinking Ikea is going to probably be where we'll get the best deal on a fitted kitchen. Happy to pay $99 for them to come out and design it for us.

 

We aren't planning on living in the house forever, probably only 2-5 years, but we think updating the kitchen and bathroom will be better for us and also help improve the value of the house.

We bought old as well and have upgraded over the years. Sure you know this but over capitalising could fast become a problem here if the market turns and heads south. Luckily although we have spent a good bit on pool, patio, new ensuite to create granny flat, main kitchen upgrade, bathroom and ensuite upgrades we are still quids in. Only because we bought before the maelstrom that was the boom of 2005 to 2011. I am just glad we are not looking at buying in the middle of that period or again now and having to do all that because I just feel that there is not as much growth in the market as their has been.

 

It must be really hard to know where the best place is to buy in terms of if you wanted to buy your first home and sell and move on within a few years, how much to spend on renovations without over capitalising, where to stop uin terms of upgrades and so on. I know that here in Joondalup, because of the big block sizes, that 4x2's that need a lot of work done on them can go for around the $500k mark, more. Probably due to local facilities and access to train line and freeway I guess. But at that price if you have to add a pool as many folk want to do, upgrade old style kitchens and bathrooms, then do garden make overs, pool landscaping and so on then you will be up or over the $600k mark easily. Then add on selling and buying fees of circa $30k to $40k if you wanted to move and then you really have to ask yourself would a property like that sell in a few years time for over $650k, nearly $700k? If you wanted to recoup that is and clear any debt and/or investments in the property. Not sure if that is possible and if the market turns then I would have thought no chance.

 

Mind you that example does not need to be Joondalup it could be many suburbs mentioned on these threads. Is it the case that folk are coming here, jumping into the owners market and just taking a chance that property values will just keep going up? Risky strategy. Or is it a case of just buying and not moving? I do not know just thinking out loud I guess.

Most of my work was installing kitchens and bathroom and the associated trades such as the tiling etc.I agree with the incredible prices people are charging.

Ahh yes, renos are very expensive here (unless you’re lucky). Since you’re not really thinking of staying in that house forever, I agree with just sticking with fixing minor stuff.

Our house was built in the early 80's and when we renovated in 1998/9 we were shocked with the prices being quoted by kitchen and bathroom companies, so we decided to sub-contract and project manage the whole thing ourselves. We put in a pool, patio area, widened the drive, erected a double carport, new kitchen, bathroom, laundry, had a few walls removed, the revolting feature brick walls plastered, and then a wood floor laid throughout the living areas. It certainly took us longer to do it this way, but we saved over $25,000. We did one area at a time, doing a lot of the labouring ourselves, all the painting inside and out, and we used local tradesmen sourced through personal recommendation or from the local paper. The kids got involved too helping out with the labouring and painting, andas a family we had lots of laughs and actually enjoyed the whole process. Having said all that, this was the second house we had renovated and project managed ourselves. The first time was a 200 year old cottage in Sussex, where we were only allowed to use certain bricks, tiles etc, which took an age to source, so we felt we had a good knowledge of what to expect and what to do. We are still in the house and now renovating the garden to make it less maintenance... and yes still using local tradesmen too!
